Architectural Modification

Owners may not make any exterior architectural modifications without obtaining written approval from the Association prior to any work being done.

The Request for Review for Architectural Modification form, available on this page, must be completed and submitted to the management office for consideration by the Board of Directors. Please allow up to 30 days for the Board to review and process your request.

Before initiating any architectural modifications to your home, homeowners must obtain written pre-approval from the Association Board of Directors. This requirement applies to, but is not limited to, any changes involving the following:

  • Driveways/Walkways (See Color Scheme)
  • Awnings (See Color Scheme)
  • Doors – Front (White and Brown – Wood or Aluminum/Vinyl)
  • Garage (White)
  • Windows
  • House Painting (See Color Scheme)
  • Roofs (Metal and Ceramic)
  • Screen Rooms/Patio Decks
  • Hurricane/Storm Shutters
  • Solar Panels
  • Fencing (White)

Failure to adhere to the architectural review process constitutes a violation of the governing documents. As a result, fines may be imposed, and any unapproved or non-compliant modifications must be removed at the homeowner’s expense.

To avoid penalties and ensure compliance, please secure the necessary approvals before making any changes. Please contact the Property Management Company before any installations at 305-251-3848, and ask your property manager for assistance. 

A copy of the Miami-Dade County building permit, if required for the type of construction proposed, shall be obtained by the owner and a copy submitted to the Association prior to starting the approved architectural modification.

Special Note: The following colors (Crowne Hill Yellow, Casabella, High Park, Jackson Tan, Ausalito Sunset and Tooty Fruity) have been discontinued and replaced with a new selection (See Color Scheme). To ensure a cohesive aesthetic throughout the community, homeowners are encouraged to refer to the updated scheme when choosing new paint. However, if a home is already painted in any of the discontinued colors, there is no requirement to repaint immediately. You can keep your current colors as long as you deem necessary and update it when it is convenient. There is no set deadline or mandatory timeline for making these changes.
