When moving into a homeowner’s Association (HOA), it is common for the Association to require background screening as a condition of Purchase or Lease. This screening process – which typically includes applicant’s criminal, credit and rental history – is designed to assess the potential resident’s history to identify any risks that could impact the community’s safety, financial stability, and peaceful environment.
Alhambra at Coral Lakes HOA, Inc. has contracted with Tenant Evaluation (a web-based platform) to conduct all background and screening services. All applications must be submitted directly through their online portal.
TENANT & PURCHASER SCREENING REQUIREMENT
To maintain the safety, integrity, and standards of our community, all new tenants and purchasers must complete the required screening process prior to moving in. The application code for THE ALHAMBRA AT CORAL LAKES HOMEOWNERS can be used by both potential buyers and renters to start the application process. Once the code is entered, the system will prompt the applicant to select the application type (Purchase, Lease, or Guest). The process is the same for each application type.
WHO MUST COMPLETE SCREENING?
All prospective tenants (rentals).
All new home purchasers.
Any occupant who will reside in the unit.
No move-in will be permitted without Board approval.
HOW TO APPLY
Visit the Tenant Evaluation login portal: https://www.tenantevaluation.ai/
Create an account.
Complete all required forms and upload supporting documentation.
Pay any applicable screening fees.
Submit your application (see completed sample online).
REQUIRED DOCUMENTATION
Completed application form;
Government-issued photo ID;
Executed lease agreement (if rental);
Sales contract or closing documentation (if purchaser);
Any additional documents requested by Tenant Evaluation.
Incomplete applications will delay approval.
APPROVAL PROCESS
Applications are reviewed upon receipt of all required documentation, and the Board of Directors will issue a final approval decision and notify Applicants once a determination is made. An applicant has the right to be informed if information from their file was used to deny their application. You have the right to request and review the information contained in your file and to dispute any data you believe is inaccurate or incomplete.
Please allow sufficient processing time prior to your anticipated move-in date.
Before any new homeowner moves in, or tenant is approved, they need to undergo an interview with the Board of Directors. This process is designed to ensure that the new member fits in with the Community values, rules and expectations. Interview is about 15-20 minutes and is scheduled at least 3 days in advance.
